Cladosporium is the most common indoor mold. Penicillium spreads quickly on water-damaged materials. Aspergillus has over 180 species found in dust and soil. Stachybotrys (black mold) produces dangerous mycotoxins. Alternaria is a common allergen found in damp areas.

Mold requires moisture above 60% relative humidity, temperatures between 40-100°F, organic food sources like wood drywall and fabric, and can begin growing within 24-48 hours of water exposure.

Visual inspection of affected areas, moisture mapping with meters, air quality sampling, identifying water intrusion sources, photo and video documentation of mold growth.

Plastic sheeting barriers and negative air pressure containment. HEPA air filtration. Removal of mold-contaminated materials. HEPA vacuuming and antimicrobial treatment. Post-remediation verification and clearance testing.

Allergic reactions including sneezing, runny nose, and skin rash. Asthma triggers and respiratory issues. Mycotoxin exposure from toxic mold species causing headaches and fatigue. Immunocompromised individuals at higher risk for serious infections.

Control indoor humidity below 60%. Ensure proper ventilation in bathrooms, kitchens, and attics. Fix leaks promptly within 24-48 hours. Use mold-resistant building materials. Regular HVAC maintenance and filter changes. Inspect for signs of moisture regularly.

Many policies have limited mold coverage or require endorsements. Mold resulting from a covered peril like sudden pipe burst may be covered. Mold from neglected maintenance is typically excluded. Coverage caps often range from $5,000 to $25,000. Document the water source that caused the mold growth.
